Add Curb Appeal and Value with New Siding, Windows, and Doors
Are you asking yourself, “What is curb appeal, and why is it important?” It is not a familiar phrase for many, and we often don’t hear it until we look to sell our home. Most real estate agents will tell you that curb appeal is the attractiveness of your home’s exterior, and will give you a list of yard improvements to help sell your home faster. However, a more experienced and knowledgeable agent will recommend exterior projects, like new siding, windows, and doors, that will also increase the sale price.
The National Association of Realtors states that 63 percent of home buyers will drive past a home after finding it online. This gives them their first impression of a home and its value. They are then using what they find curbside to make decisions about seeking more information or moving on to the nest house. What is your home’s exterior saying to buyers?
However, we also know many home improvement projects don’t add any value. Why spend money that you will never get back? The good news is there are home exterior projects that give a very big bang for the buck. The Remodeling Impact Report, recently released by the National Association of the Remodeling Industry and the National Association of Realtors, ranked new siding, windows, and doors in a list of projects adding the most value to a home at resale.
- New Vinyl Siding costing an estimated $12,000 adds $10,000 to a home’s price at resale.
- New Vinyl Windows that cost an estimated $15,000 adds $12,000 of value, and
- A New Steel Front Door with an estimated cost of $2,000 increases a home’s sale price by $1,500.
The report also identified new siding, windows, and doors in their list of exterior improvements with the most appeal to buyers. So, while on the surface these projects seem costly, they add value by completely transforming a home and increasing desirability.
